We cater to you
We start where the other cleaners leave. Our basic service is comparable to what you get from other cleaners. We spray a cleaning agent, steam clean and leave. The way we see it, not everyone wants the same level of service. That's why we have broken up our pricing to reflect what level of service you want. While all carpets that we clean will exceed your expectations, not everyone needs a deep cleaning. We wont charge you more if it doesn't require the same effort to service your needs. If you only need a quick dust removal and don't have any heavy soiling, you get a deal. If you have really dirty carpets, you should choose the supreme or premium service so that we have extra time to make sure we can do the job right.
A landlord has the responsibility to make a rental property habitable, and California law specifies what a property must include to remain in such a condition. Generally, a landlord makes sure the appliances and carpets are safe and won't hurt anyone.
A rental unit must meet local and state health and building codes to be considered habitable. In California, a habitable property must have proper plumbing with working hot and cold water; working gas, heat and electric systems; proper weatherproofing of roof, walls and windows; operating smoke detectors; safe and clear emergency exits; and no harmful conditions such as mold or toxic fumes. Appliances and carpet only apply if they somehow affect the health and well-being of residents. Why risk it and why replace it?
No Obligation to Replace Carpet in California
California law does not specify when landlords must replace carpeting in rental units. It does clarify that worn or aged, but otherwise undamaged, carpet does not affect a property's habitability. The only time a landlord must replace the carpet is if it somehow affects the health or safety of the tenants, such as if the carpet is moldy, unsanitary or ripped. The law does not govern aesthetics, so even if the carpet is stained or old, as long as it is in fair condition, the landlord does not have to replace it.
Nobody likes having to evict someone, and nobody likes being evicted. Often tenants will intentionally try to ruin your property by spraying paint, leaving cigarette and marijuana oils ashes and residue, and more. Sometimes it wasn't intentional, but you have furniture shading, pet stains and odor or high traffic areas that need to be cleaned. We know how to make your property rentable again and give you another option then replacing the carpet.
